Exactly What We Check — All 10 Points

“Free inspection” usually means a sales pitch is coming. So here’s the entire checklist, in writing:
  • 1. Condenser coil — dry-brush cleaned (included)
  • 2. Air filter condition + size recorded
  • 3. Compressor amp draw vs. rated
  • 4. Capacitor — measured vs. rated MFD
  • 5. Contactor condition
  • 6. Fuses & electrical connections
  • 7. Refrigerant charge
  • 8. Superheat reading
  • 9. Subcooling reading
  • 10. Condensate drain
If your system is healthy, the report says so — and that’s the end of it. Anything that needs work gets quoted for your approval before we touch it. That’s been the deal since 1986.

The Report Is the Product

Every check ends at the kitchen table with a report card: green, yellow, or red ratings on all ten points, the actual measurements behind them, and photos of anything we flag. Your filter size, your system’s age and refrigerant type, and a plain-language summary — emailed to you as a PDF the same day.
No mystery findings, no scare tactics. Every “needs attention” on the report has a photo and a number behind it.

Forty Years, Two Generations

In 1986, Jim and Karen started J&K out of an airplane hangar in Maybee — then a chicken coop, then the Bluebush Road building. Today their sons Kyle and Keith run the company the same way it started: show up, do honest work, stand behind it. Fair Questions

Yes — no trip fee, no diagnostic fee, nothing to buy. It’s our 40th anniversary thank-you. If we find something that needs work, you get a written quote and it only happens if you approve it.

Repairs, parts, and refrigerant are separate and always quoted first. The coil cleaning is a dry-brush cleaning — a full chemical deep-clean is part of our paid tune-up if you ever want one.

About 45 minutes. We’ll need access to the outdoor unit and, ideally, the indoor furnace/air handler and thermostat.

We recommend it — the 5-minute report walkthrough is the best part. But if only the outdoor work applies, we can complete a visit and email your report.
